Detroit is crushing it and you can still do small MFH under $250k. My last project just appraised for $193k and generates $2,400 gross monthly rents (duplex).

Google the "state of the city address". Mike Duggan just gave it the other night and I challenge anyone to watch it and not get excited about what's happening in Detroit.


 I had a friend mention Detroit to me randomly.  Don't know any connections there but may need to find a few!  Any recommendations?

Interest! Is that most of OH?  I looked at properties in Dayton years ago for an investor and the market to me just seemed rough

Hey BP, was having a conversation with a newish investor and was discussing markets on a macro level.  We were talking hypothetically if you were targeting markets where investments were under 250k which would be the best markets to look in.  I gave him some ideas, (OKC, Omaha, parts of TX) and he was dead set on the south.
Thought this would be an interesting question that if you want to build a portfolio but only could target homes under 250k to hold as rentals, where would you look?

 Thanks Jose, I am torn on if this is legit or the most elaborate scam ever.  I looked up their address and it was to a CPA firm in IL.  I emailed that firm directly and received a response saying that yes they are aware he uses their address.  I also looked up his business through Sec of State and it did say on their website he has been incorporated for 10+ years.  

However to your point their domain is less than 3 months old.  

So confusing.

After this post I found they had an address in San Francisco that had a bank website that was identical with all the errors. That was even worse. I reported it.

 @Marc Warshaw any update?  I was just referred to him.  I asked for references, gave me several people that I am going to reach out.  Also gave me his Business articles of incorporation documents, I even went on the IL sec of state website and it is an active business.  It is really weird

Hi Everyone.  I have been getting some new contacts and have had the thought of having a better organization method for these new contacts as I may one day want to reach out to them about possible investing or something else.  I am not a realtor so I am not sales oriented, however I want a method to compile a list of "investor" contacts that I could maybe send out emails in mass or something.  Not really sure as I am just playing out with this idea and the tech is out of my wheel house. 

Anyone have tips or ideas?  Would prefer to not spend a ton of money on something I am just going to keep some contact in if possible.  Thanks.
