Hello Everybody,

My name is Pat and I am a real estate investor located in Monroe, Michigan. I have been active in real estate investment since 2008. I have done 8 deals and I currently own 4 cash flowing rental properties. I am looking to expand my network and learn from all of the great members of this site.

@Pat West focus is on new development and rehab of existing properties.  Both commercial and residential.  Everything so far is on the West Coast for me.  It is a bit more difficult and heartburn than buy and hold but I feel the payoff offsets that hassle.  The buy and hold stuff I focus on is solely commercial.

You are absolutely right that if you can find the right deal for a cheap buy and hold it will def pay off, especially with the rates and the increase in rents.
