How to find Financial Partners for Developments

Hello,  I recently ventured out to start my own business.  I have experience in the commercial and residential development field. I can handle all aspects of development and construction and oversee a project in it entirety.  The one issue is a lack of funds.  

How do people successful go out to raise equity and capital for projects? Any advice is appreciated.
