I was aware of when I did a great job and not so great job.

Don’t be afraid to push for a review when you know you know it was all perfect!

I’d suggest asking no more then twice and never through the same means.

Also try to ask for it not while saying something else or they’ll easily ignore it(unless your saying thank you of course)

And never sound desperate.

I left a review for someone who asked. It wasn’t a good one, they did a silly job and i wasn’t going to leave a review in the first place.

@Jennifer Van vlymen Vegas is very landlord friendly thankfully.

I have not had this experience yet but if they are dodgy about the rent then I’d be ready to market the place when their lease is up.

One, cause you’re not going to want them

Two, because with how well rental rates are increasing you probably want to raise it.

Not sure what part of Vegas or what class housing but yeah, Vegas is doing very well.

My listings are literally last a day or two and a good amount haven’t lasted a week. Vacancies have been super easy to fill

I notice that apartment companies will sometimes send any money owed immediately to collections although it doesn’t actually go “into collections” for a month or two.

Does anyone, especially people in SFH do the same?

What are the pros and cons of this?

I imagine it’s taxing but also helps you move on and receive cash flow as I imagine you sold the debt to collections

@Javier Sanchez actually if your on a college campus it’d be hard to fill that vacancy as schools ending...nvm take what I said back!

I wish you luck though and don’t be afraid to be firm but fair! They extended the lease, that’s the obligation theyyyyyy created....its their fault for breaking their own lease terms they agreed to

@Javier Sanchez as long as you documented that they requested and you granted them the extension then you should see it as a violation of lease terms.

Imo, it’s May 8th...start marketing it! I don’t know how your market is but here I wouldn’t sweat that I could fill that vacancy the minute they left the property.

Does it mean I’ll cut them a break? observers day prob not, feelers say maybe yeah.. Our policy would say no and since I’m part of a team, we’d have to delegate and it’d probably be a no, they broke the lease terms.

Regardless, I think you could make this a win win for you or a win win for both of you.

I’m going assume though they felt comfortable going back on their decision because the decision happened casually or maybe it was only a few days difference when they changed their mind.

It’s really up to you but I really really think you have time to fill that vacancy and make this a non issue

I’ll just say, when people feel powerless they go overboard and try to act like they do.

He clearly is delusional and thinks he has power. The old saying, look strong when weak, look weak when strong. Pretty much applies here.

He seems vindictive and this is probably a great reason why landlords use P.O boxes and never let tenants know about their personal life.
