@Lawrence Pearson Dave Ramsey doesn’t give you the best way to capitalize on your own money. But he does keep you out of harms way. He makes you avoid all the marketing traps that makes you spend more and yes he is very much cash king and hates debt. But it gives his particular audience a route where they don’t have to get creative or risky, they just have to get disciplined. There’s not one right answer but Dave’s approach is fine. Not my cup of tee but it works.

@Kirk R. Ah I meant to originally say, there are plenty worse. I wouldn’t act surprised unless you feel threatened, then buy a camera near your front door.

@Kirk R. Yeah, you as a ‘white person’, when arguing a ‘white person’, in America, either quote the constitution and argue like the good ole days or keep your distance and stay safe. Otherwise, irate and smut will come out of his mouth. If your stick to the principles, everything else out of his mouth is dogmatic and you can peacefully ignore.

Now if your Cameroon broski comes by and says hi, put on a green red yellow cap and have a good time.

Seriously, his forthcoming ness says a lot so unless any of us were there, I’d say keep your distance. I mean is it him or is he like the watch dog and your about to enter a situation like in “Hot Fuzz,”

enjoy your rights granted by the constitution, bill of rights and stay safe, you and anyone around you.

@Chris Ganz I agree with Nathan. Just having a background check on a tenant attached to the lease is way more secure as opposed to just having an occupant. Safer is better.

@Yashank Choksi apartments, straight forward, simple but less space. Houses, more maintenance, uniqueness and each house has its own problems. For living id never go back to an apartment. Feels like I’m living in expensive socialism, can’t explain it, maybe i shouldn’t have lived in a grey colored apartment...

@Luis R. Normally the house should be deemed smoke and pest free to some level in the lease or paperwork in signing. Call pest control. Ghost or furry little chewers inside the attic?! Who knows.

@Luis R. Did she walk through the property before she took it? Did she say anything then? Also when did she start complaining? Immediately after move in or the same time she heard ghost? Just curious about your tenants mindset a little more. Sounds like she just decided she doesn’t like it and it making **** up

The last thing you want is a lien from a guy who occupies the house.

Does sound to good to be true but it sounds more legitimate then any other tenant improvement story. Tread carefully
