Tenant issues some advice

Just bought a four Plex in Las Vegas all speaking Spanish tenants except for one ( not that that matters ) but apparently they’re trying to push the boundaries because we are new owners about paying their rent on time luckily Las Vegas has strict rules on renters but just curious if anybody had advice or this is happened to them

New landlords always try to start off nice and then turn up the mean. The opposite is more effective. Start very strict and then you have some leeway in case of a family emergency or some such thing months/years down the road.
