Month to month is very common. Make sure they have to give you 30 days before they move out. Fair or not these are the common practices and if you want to be nice about it, be nice later when they want to move out, not during signing.

The only thing you need to sell your room, is the living space itself, safety and maybe a little peace and quite. You don’t need to make any more concessions to get someone to agree to the room.

If they need it, that’s a bad sign.

@Jane S. Also I have done work for rent. It can work. It can also be the worst experience ever. I am a big NO GO on trading work for lower rent.

@Jane S. If they have been your tenants long long term and very good tenants in fact, I would simply give them (the last) month off and say good bye. Otherwise I’d do tell you what’s written below.

Remember! No good deed goes unpunished.

You have all the cards, being too nice will get you run over when you shouldn’t feel guilty for unfortunate circumstances. I’m not saying be heartless either

What I’m saying is, don’t be too nice, don’t overpay for work. They have good credit means they find ways to honor their commitments. I’ve done the same. So them getting a small loan like you mentioned they could do is viable. You can soften the burden by giving them paid cash jobs here or there but other then that, believe in them to be strong as they have been and to get through it.

if they really can’t get that $$

Discuss letting them out of the lease early to ease both your financial burden and so you can

get a tenant you won’t lose sleep over. The rent is size able. They need to save money, you need to protect your investment.

@Chinmay J. It was easier growing up to say the buck starts and stops with me because I had a lot less responsibilities, ties and consequences, relatively....

now whoever you hire, whoever you depend on, that starts and stops with you.

hire warranty companies and expect tenant frustration.

I’d say don’t hire Lowe’s or Home Depot people but you’d think someone could handle a simple installation.

I’m not going to fault you for thinking Home Depot installation was convenient, cost effective and practical. However the minute they sent someone and that guy messed up, you should have cut ties, got a refund for inconvenience and gave that to your handyman to install.

Never keep the same company that made problems if you can get your money and get someone else who is better In property management it is important.

Your handyman would have unboxed it within that two days and you would have been ok

However the door problem you have now. That sounds awful. I would honestly keep the replacement for yourself and order this tenant a new dishwasher. Get the ball moving and get it installed. Or maybe not, I’m sure you are smart enough to figure it out with all the feed back. Anyways

Sears outlet if you can find one has dented and clearance appliances that you can save plenty of money on. 😁

@Nicolas Ake your cons are very confusing. I think more research needs to be done. Are you in car sales by any chance? Just a hunch

Real Estate doesn’t take a big brain or a Harvard degree to become successful at it.

Do your research, however boring it may be, trust me it gets repetitive and boring, keep doing it. You’ll find out being an agent is knowing the details people don’t and having a good demeanor. That along with some hard work and one day not too far you’ll find yourself contemplating what to do with your extra time.

If you are all business, it sounds like you just need to find a market. 
Find the market you are in, swing for base hits not home runs, the score will follow, don't lose focus. The worst way to learn how much 100k really is, is to spend or go through it all. You have ideas and supplies to make it happen. Do you want buy a multi home? Buy one you guys can afford and save cash for side investments as well as other future expenditures and make that lot of yours cash flow! Location, location and well managed location!
