@Shawn Riley, great that you are looking into a campaign!

When sending out direct mail, the most important thing is for people to open your mail and read what you are sending them - so I don't believe there is one best way to connect, just be creative in getting people to open you mail.

As an example, if you're mailing to unsophisticated homeowners, they might throw out a #10 white envelope with a corporate address for the return label and stamped by First Class Mailer. Instead, you might want to send a non-conforming envelope, in a colored envelope, with a handwritten font, with an actual stamp.

As for lists, some of the popular ones and easy to get are: absentee owners and pre-foreclosures. As someone just getting started, I would recommend mailing to people with 50%+ equity, and then use other criteria that you're looking for (such as minimum 3 bedrooms, an appraised value not higher/lower than $X, etc.).

However, the MOST important thing in direct mail is repetition!! Repeat, repeat, repeat,  repeat, repeat, and repeat! Do not mail to lists that you don't plan on mailing to at least 5 or 6 times.

Good luck!

@Melissa Gittens I completely agree with @Michael Noto! The attorney/law firm we use focuses 100% on evictions and that is my recommendation as well.

If the attorney is not familiar with the process and slips on some key dates the eviction process will take a good amount longer.

There are some great REI meet-ups in Connecticut. However, what makes this one a little different, is instead of a little networking with an agenda - this is all networking with no agenda. (No pitches of products or services, no speeches, etc. it is just networking; food; and drinks.) About 20 - 40 people attend each month and we hope you will join us.

Date:
The August Fairfield Real Estate Investor Meet-Up is on Wednesday, August, 31st! (last Wednesday of every month - so please mark your calendars).

Place: Anna Liffey's (an awesome Irish pub) located at 1494 Post Rd, Fairfield CT 06824 NOTE: We are in the back room (http://annaliffeys.com)

Time: 7PM mingle. At 7:30pm we go around room to introduce everyone so you can let everyone know what you do and who you would like to meet at the event (brokers, lenders, wholesalers, investors, attorneys, insurance agents, and more.)

No Cost: It's FREE! Okay it's almost free - please buy drink(s) and food from the bar.

[Important Side Note]: There is a Happy Hour from 4pm - 7pm before the event starts. I think it's half-off most drinks ($3 craft beers).

Happy investing!

(Anyone in Fairfield County, New Haven County, Hartford County, Westchester County and NYC and all other surrounding counties I encourage you to join.)

@Cortez White welcome to BP!

Come a few minutes early to the next Fairfield meet-up on 8/31 and I will be glad to talk to you. I can help you out if you're willing to work - most people think they're willing to work, but most are not and they fall off the wagon early on, but if you're really serious about starting and working. I can possibly be of help.
