Hey everyone! I’m looking for a photographer in the Cleveland area for a project. Any recommendations would be greatly appreciated! Thanks in advance! Can be agent or anybody doesn't need to be a professional, but just someone who knows how to take good photos and a newer phone (Iphone 12 or later or Samsung galaxy etc)

The seller has pulled back and is not interested in meeting in person at this time. He says he wants to fix it up himself and sell it because the market is hot in that area right now. I think he's blowing smoke, but he gave me permission to follow up with him in the future to see if he has decided to sell.

Some responses to your various input: I did some heavy duty networking and made a new investor friend who has flipped houses and his day job is kitchen cabinetry. He agreed to go see the house with me to help me estimate repair costs. Having this potential deal caused me to go on the hunt for people to help, and he is one of the wonderful rewards. 

I am pretty familiar with the wholesaling laws, though they are changing here in Ohio, but thank you for your concern. As a result of this, I was able to get contracts from another new contact, so that is also a very valuable outcome. 

I am thrilled with having made some progress in my journey, even though it hasn't ended up in a deal at this time.

Thank you again to everyone who took the time to respond! Some day soon I will have my first deal under my belt!

Great! If you get the deal, what will you be selling and to who?

 If its a great deal selling it is the easy part. 

Of course, but wholesalers sell the contract, not the property. I was just wondering if she knew the legal side of wholesaling.

Many wholesalers are actually selling the property, as far as can be determined from how they promote and advertise what they are doing. That makes them an agent selling something they have no legal authority to sell. They are representing the seller in that scenario. Not that I care, but the real estate commission seems to think it's worth investigating. Laws are changing.

 Not sure your point, if it's a good deal the PROPERTY/ CONTRACT same thing, will sell

@Jessie Rivera How's the long beach area, that's where I'd actually like to pick something up. Was looking at a 1 unit condo, no opportunity for cash flow but something to park my money into.

Bryan gave some good advice. However, I would not be worried about a massive housing crash. There is a massive under supply of housing backed by a big demand. It is possible that we will see the housing market steady out, but a massive crash is not likely. I would focus on the long term, 10+ years out, and focus on how much equity you could gain throughout that time. Even if the market does dip in the short run, it would not effect you if your plan was to hold your condo long term.

Yeah the condo for me is a place to put my feet for 2-3 years and I'll adjust to moving out and renting both or selling or cash-out refinance, it's not a long-term hold necessarily. I'm just trying to find the smartest way to move out onto my own/kickstart investing. The condos don't necessarily make sense especially if I don't fill in a roommate within 2 months max. So my dilemma is deciding to buy or just rent and wait till I build more capital.

Hello All, 

I'm really trying to kick off real estate investing and at every turn, there always seems to be something stopping me. Right now it's this looming "prices are going to crash, mass eviction" hysteria. I need to move out of my current housing situation and don't want to rent. California is so expensive so house hacking seems like the move. Does anyone have any experience in condo house hacking? Any pros, cons, or just advice in general? Should I rent till I find a deal that makes sense or just get something and start building equity. All feedback is appreciated.
