Hi Evelyn, 

So there's no particular order to the process. What I've heard from most of these podcasts it's about creating your own process. But to start you want to 

1. Educate yourself on a specific market

2. Once you decide that's the place you want to invest you start analyzing deals within that area 

3. You can begin getting pre-approved in whatever area you chose so that once you find a deal you're ready to move on it quickly 

4. For contractors and all that you can contact whenever you'd like, but you'd probably want to wait until you have the property before you get exact quotes. If you're looking for general estimates you can use google or call local agents, contractors etc.  

I did a quick google search on how much it costs to rehab a house and saw this 

I'm no expert by any means, but just trying to help out! Hope this helps!

Hello all, 

I'm beginning to look across the dallas/ft. worth area and was wondering if anyone had any referrals regarding an agent to get into contact with. I have a few areas in mind, but need more insight regarding the local landscape. If anyone has info let me know and as always thanks in advance!!

Hello Bp mates, 

My name is Jonathan and I'm currently closing in on saving $10,000 of my own money from my full time salary. With this I hope to land a single family home under the $200,000 range sometime before the end of summer. As I'm told its better to use other people money's which is why I'm trying to figure out, is it eaiser to bank through a credit union or a bank? Is one more leinant than the other regarding loans, especially if the money is being spent out of state (I live in CA)? If anyone could speak on this that'd be great! Thanks in advance.

Hello, my name is Jonathan and I am 23 years old from the Los Angeles area. I have always known that REI was something I wanted to be involved with and now the time has come for me to start making moves towards my goals. As of now, my goals are to own and rent out a single family or multi-family property before the end of 2018 or to wholesale a property or two before the end of 2018. Whats going to help me decide between the two is whichever is easier to get started in without a ton of financial capital. I know moving forward as I learn more I want to focus on owning multi-family properties, but for now whichever is easier for beginners is my goal. With that being said I live in Los Angeles, which I believe is not an easy "beginner" market, so I'm looking to go out of state for my first deals. If anybody has any advice on where to begin my journey towards these goals it'd be greatly appreciated! I'm excited to join this community and to learn from all its members!
