@James Villarreal Find an Airbnb that has a fantastic rating and lots of good reviews. Book the unit for yourself and take notes of the amenities, the check in process, everything. Then find one with a horrible rating, and do the same. That will give you the perspective of the guest.

@Stephen Jones what’s wrong with Illinois? The only reason I invest out of state is because I have to. If I lived in a market that would cashflow I wouldn’t even think of investing OOS.

@Sam Bedich Like others said, pay it off in full every month. My wife and and I use a credit card for absolutely everything, and our scores are both over 800. I buy nothing with a debit card. It’s a cash back rewards card so we get 1.5% cash back on everything. You’ll be surprised how fast the points add up when you use it exclusively. You just have to be disciplined and pay it off every month. If you carry a balance it’s pointless because the interest rate will outweigh the rewards.

@Shanice Waller It totally depends on your market. If your competition all have W/D then you should too. Here in Los Angeles apartments typically come with ZERO appliances, as in not even a fridge or stove. That was a culture shock when my wife and I first moved here and went looking for a place to live.

I guess I figured you’d use your personal experience as an example. That’s why I didn’t ask “how much can I make in Los Angeles?” Obviously you wouldn’t be able to answer that.

@Beau Watson I’ve thought about Turo myself. I’d want to buy a vehicle solely to rent out. How much could a car make on Turo rented out full time if you don’t mind me asking?

20% is the standard for single family rental properties. But honestly, in this market if you're not paying cash it's hard to compete for properties on the MLS. For turnkey properties you're competing against home buyers. What @Paul Kubin said about finding an agent with connections is true. I got good deal in Indianapolis because my agent knew a wholesaler. The wholesaler gave us the first look at the property before he sent it to his buyers list. That property on the MLS would have been gone the day it listed, and probably would have ended up in a bidding war selling for more than I'd be willing to pay.

@Jayden Hamilton Everyone’s body is different. I’d say the perfect amount is where you don’t feel tired throughout the day, and no more than that to maximize productivity. My perfect number is 6 hours.
