@Christopher Hein welcome! As you will hear many times and learn for yourself, their is no limit to what you can do with real estate investing. To echo a few points above, just get started and network as much as possible. Another obvious and outlined option would be a house hack with some buddies. That is how I got my first deal which led to the 2nd and 3rd. Good luck!

@Patrick M. It's a 4 unit property.  Part of the problem may be that the lot could fit 6 or 7 cars, but not when cars are parked crookedly.  The feedback seems clear - lines with spot #'s will help the issue.  Thanks for commenting!

@Diana Bakema one other thing to consider depending on which lender you go with, will be the amount of money you’re required to have in “reserves”. Some of the non conventional programs require larger amounts of reserves which can become a challenging surprise towards the end of your closing. That’s something you want to be sure you’re ahead of just In case. Hope this helps!

This is for a quadplex in Raleigh, North Carolina. I live in NY and we have a property manager managing the property.  We got a message this AM from tenant explaining that parking is becoming tighter as the unit is full and people are parking crooked (I don't really blame there as there are no marked lines).  The property manager told me got some quotes to have it professionally done and the cost if about $350 (which seems high).  The tenant also offered to spray paint lines himself LOL.  

Has anyone encountered this?  Or have any idea's about strategy here?

I used Cozy for a year and really liked it. Only downside is the tool takes a few days to process payment. When the new year started, the tenant asked if they could pay with Venmo which didn’t seem like an issue so we have switched to that. Curious if anyone has tried that or sees any drawbacks to it?
