Thanks for the feedback!  I need to see if this person was telling me bad information or maybe I misunderstood it.  Would it make any difference If I joined a firm? or even a specific firm.  

My situation is that I have a lot of leads of potential buyers and we are connecting them with brokers.  I am trying to figure out if there is a way to vertically integrate this a bit more to include being compensated for helping people get loans as well.

Hello BP world.  I know you can receive a commission as a real estate agent / broker if you have a license and refer business to someone, but does the same rule apply to mortgage lenders/brokers.  

Example - you have a lenders license and know someone ready to buy a house, you refer them to another lender - can you be paid some finders fee in this example?

If you were looking to purchase a small multifamily under 500k, how different does the rate / term look today on a 4 unit conventional vs a 5 unit commercial loan.

Context: I just sold a property and now looking to purchase a new one via 1031 exchange.

Challenge I’m running into is that There seem to be a fair amount of 4 to 8 unit properties but the financing is very different depending on that range. I’d like to have a more definitive target for my search but haven’t been quoted out many commercial loans.

How would you guys play this if your max deal size was 500k?

@Matt Jennissen - I am in a very similar position to you. I would try wholesaling. You can make an additional 5-10k per month fairly “passively” with the correct system but what’s more valuable is the ability to find off market value add deals for yourself. The money is nice but I’m mainly doing it to learn the skill set

You hear conflicting opinions on staying at your job or leaving your job. Both arguments are valid. Stay at your job and get more loans or leave and pursue full time.

What are the main challenges people gloss over when they talk about quitting their job to pursue real estate investing?
