Your analysis seems spot on from a theoretical perspective and is also the reality now.  One would think that the market would at some point rebalance to make it more attractive to choose this model as a reward for giving up flexibility and the potential comfort in being able to set up camp permanently.  Traditional real estate will forever capture market demand.  Curious how options like this will find their way into the fold.

Wow, thanks for sharing the concept David.  I am going to dive deeper into cloudcastles.   Their model seems much more up my alley.  Do you know anyone who has been involved in their syndication (if you will)?

Interesting concept from the founder of Zillow where there is fractional ownership and flexible use of previously pipe dream homes. While this currently isn't primed for investors, the financing aspect of proportional shares is interesting. The unique financing of being able to go 50% LTV on 1/8 of a $2M to $10M mansion and use 1/8 of the time (while still owning the home as opposed to a time share) is a gamechanger. Now you pay a premium in fees and sale price on these fractions.

Let me know what you guys think of the concept and how it could be improved?   I have some ideas.  By the way, I am not affiliated with Pacaso.  Found it interesting and worth discussing.   Cheers!

Househacking is the best way to begin in my opinion.  Eliminates one of the biggest expenses for most people if done right (rent or a mortgage payment).

I've been investing in Boise/Meridian SFH's for a decade. Currently enjoying phenomenal appreciation. My RE agent says most buyers are out of state people paying up to $80k over asking price. Thankfully, rent prices are starting to increase which is good for RE investors. I just raised the rent on one house by $350/month, which would have been impossible a year ago.

$350/month increase on one place is awesome to hear!  What is your future outlook on Boise @Matthew McNeil?   Is it already too saturated or is there room to run?

I would love to hear about how members of the group have successfully made different seller financing deals work.  I particularly work in the short term space and have made an offer to a seller with pretty simple payment terms.   However, the seller knowing my specialty, countered asking me for a proposal with more upside for the seller or to do a rental arbitrage.

My initial offer was a 5% upfront cash payment, 15 year repayment plan at 4% interest and attempt to refinance within 7 years to repay the seller in full and secure more traditional financing.  

Would love to hear any past ideas or creative suggestions!   Cheers everyone!
