I love hearing that you guys are getting into house-hacking and this will be a great start for the both of you! As you may have figured out so far in your search, Philly is a block-to-block area and you need to be very particular about what you are looking for. Some properties may look good, but the neighborhood may be regressing, while on the other side of the spectrum the neighborhood could be progressing better than ever and the house may just need a lipstick renovation.

I would recommend talking to an attorney to help sort this out. Philadelphia usually sides towards the tenant if you don't have your information straight so you want to make sure you have all of your information to the tee.

@Kenneth Garrett had hit this one pretty much right on the target. 

Be cautious going into this and make sure you rent to someone that you can trust whether it be a friend or another family member. This can lead to legal issues if things go sour but other than that you should be fine especially if you have someone in the unit that trusts you, and you trust them. 

As far as getting a lease did you get a lease for the family member that was staying in the unit with you?

Hey Jeff! 

When looking for an STR make sure that the area will provide a unique experience to any guests that may be staying there (Business trips, Amusements, etc).

On top of that, make sure that the area has high rental rates, and that the area's zoning rules are not restrictive towards investors. To figure out this information you could use Airdna or Pricelabs.

When looking for properties will profit well using Airbnb or VRBO, I would search the desired areas you are interested in. Then check the areas to see their vacancy rates, and how occupied they are throughout the season on the calendars of Airbnb/VRBO. A good website I would recommend to figure out this information is Pricelabs or Airdna.

When you are looking for properties to rent out you must check the area's zoning rules to make sure that Short-term rentals are allowed and the rules of the area are not too restrictive for you.

With the upcoming winter season, there will be lower vacancies due to the shoulder season. I wouldn't be too worried about the properties being occupied, but when looking for a good property in the Poconos you want to make sure it is in the middle of all of the attractions. 

My favorite areas in the Poconos after having a recent successful launch have been the Pocono Pines, and Poconos Summit area due to high rental rates

I had recently just had a successful launch in the Pocono Pines area, and have loved the area ever since getting started in it.

 The Pocono Pines and Pocono Summit area are known for high rental rates, and would be a great starting place for you since you're looking towards getting your first property in the area.

Hey @Walter Dobbins and @Lea Fein, Philly, the Poconos, and Pittsburg are great places to invest in Pennsylvania to get started and I just had a successful launch in the Poconos and in Pittsburg! 

Philly is a different animal compared to the Poconos and Pittsburg with more restrictive zoning laws and more things to look out for block by block. On the other hand, the Poconos and Pittsburg are more investor-friendly areas and a great place to get started in PA.

Hey Mike! 

It will be much more difficult to find a PM in a rural area, especially compared to somewhere as large as Philadelphia where there is a lot more demand for PM's. Also, When you're choosing your area it's important to make sure there are options in each area, as long as you have options, it doesn't matter as much.
