Jacob Henderson your capex/repairs seems high compared to the income you would be getting (even looking at income coming from both sides). It is definitely better to over estimate these figures and under estimate rents. If you feel you have done estimates in this fashion and found a way to make a good return anyway, seems like a win. Definitely run the numbers as if you were collecting rent from yourself. You’re saving money by not paying off someone else’s mortgage, and sounds like you’ll be collecting from your once occupied space eventually. Be careful of your analysis on how quick equity builds on a mortgage and best of luck

@Frank Chin, I appreciate the reply.  My thoughts were exactly the same regarding chasing down tenants regarding the extra money for utilities.  I am sure there are tenants out there who will hawk down each use of utilities and make a fuss, but that is not the worst problem to have.  In my market utilities are rarely included, so my thought was if I am going to have the utility bills in my name anyway (house hack), then why not become more marketable of a unit because of this and cut out the chase for the extra payment each month.

Hello everyone,

Can someone with some experience detail how to react to apartment listing inquiries?   I usually send a friendly greeting and link to an application, along with a list of credentials needed ($25K minimum gross annual income, 650+ credit score, and a clean background).  I follow up by saying that a showing can be scheduled after the application is received.  

Does anyone have a better process or have any constructive criticism for mine?   

Currently listed on Zillow and affiliates, Realtor and affiliates, and Craiglist.

I believe what Jay was getting to is that asking for spreadsheets and a breakdown analysis on numbers is alot. Simple purchase price and rent collection is not as difficult to furnish. That being said, what area are you in?

Hello everyone,

I have been considering purchasing a home to live in and rent out other rooms, and I am having trouble figuring out whether Brewerytown or Point Breeze would be a better investment.  Brewerytown seems to have the amenities booming up where as Point Breeze does not have much to offer in this regard.  However, I am finding it is easier to get a slightly nicer place near Point Breeze for the same $$$.    Thoughts?
