I would recommend the Pocono Pines, and Pocono Summit area! The Poconos has very friendly regulations and rules around investing, and I have had a great experience there ever since my launch. I would still check the township's rules, and regulations in Lake Ariel to make sure short-term rentals are allowed.

Make sure to know the rules and regulations in your area around short-term rentals. I can't stress how important this is! You don't want to end up purchasing a property that can't even be used as a short-term rental.

Single-family house hacking is the best when looking at the pricing side of things, as there are more eyes looking towards multi-family which drives the prices up. However, multi-family does have many obvious benefits (more CF, more units, etc) compared to single-family. 

I started my journey with single-family house hacking and plan to continue my journey with more single-family homes in the future when I can!

When looking for an Airbnb the most crucial part will be the location of the property. I would also look for attractions, amenities, or uniqueness within the area you are searching in (Possibly historic area, strong employment growth, etc). 

The most important piece of all of this is that you check the regulations of the area to see if they allow short-term rentals or not. With strict regulations and rules, it may make a perfect area not so perfect after all.

Since Philidelphia has such a large market there are tons of different ways that you can approach acquiring your first deal. For me, house hacking was the way to go as I not only saved money when acquiring my first deal, I was able to do some renovations too. If you already have an active income source then a real estate license will not be necessary especially if you are just trying to focus on investing and building your portfolio.

In Philadelphia, I can see regulations around STRs starting to become more common.

In other areas, they either hate them and shut down the permitting or don't mind them and let them be. The main thing to take away from this is that things can change quickly! I can't stress to you enough to make sure to do your research on the area and consistently keep up with any regulation changes that happen.
