That sounds like a great idea!

Happy New Year! It all depends on your finances and knowledge, if you have decent capital and good credit, you can get multifamily properties and have them as rentals, if not, you could househack and put a max of 5% down on a multifamily and get the ball rolling!

for the basics, you can read Rich Dad poor dad and a couple more books. I have invested in courses and mentorships, been through good and bad experiences, but I learned from all of them something! Investing in yourself is always good imo, just find a mentor or a course that matches your goals.
