i'm new and would like an answer to this also. I think you need 10% cash for HUD but not sure how much cash is needed for auction.

Has anyone had success sourcing properties on craigslist. I'm trying to diversify my strategy and I've read that craigslist can have good finds. So far I've been contacting owners of properties listed for rent in hopes that a landlord is ready to cash in a property or two. Received my first response 15 mins after first email. They weren't looking to sale but hey any communication is progress in my book. Have to start somewhere.

@Aaron Jones best thing I can tell you is what I've heard on BP poscast. MLS has provided the majority of my finds, but also heard suggestions of using craigslist. The thing I try to keep in mind is I want to find the "great" deal and not settle for the "ok" deal. Use the analysis tools here in the community or there are other real estate investment calculators on the web.

Welcome to bigger pockets. If you haven't researched any areas in Durham yet I've found a few that I can share with you. I'm not at the point of getting anything under contract but if you want to leverage the research I've already done let me know. Also tell me the specs of your ideal investment property. Definitely some great finds in Durham both SFR and duplex.

Hi Nick,

I was born in orange county (mission viejo to be exact). I didn't  stay so I don't know the area. However, I am in North Carolina and putting a list of potential  I investment properties together. I'm not at the point where I'm ready to pull the trigger but if you give me your criteria I can do some research for you on properties in wake county. I'll even share the list I have currently compiled.
