Does anyone have a good letter which they use for direct mail marketing?  I drove around my target neighborhood and recorded all of the addresses and now need to start making contact.

this may vary state to state but I was told that in Florida ...

'There is no contract until there is money in an Escrow Account'  

In other words. 

If I make ten offers the same day.

And all 10 offers include a 1% EMD in the offer.

8 are rejected or countered.

2 are accepted lets call them A and B.

Now the P & S contracts are signed and it is time to place EMD in Escrow.

Obviously if I place EMD on A & B and can't complete the transactions then I lose the EMD for both.

But what if I only place the EMD on A but not on B with the intention of closing on Deal A.

Am I in any way on the hook for B still?

I am new and have made 3 offers. Is it dangerous to make multiple offers at the same time.

Say 5-10 in one day or more?

What if they all get accepted? I am on the hook for all of then.
