Advertise on social media or go on Craigslists and post an Ad to let people know what you are doing. I find it best to connect with other investors by going to meet ups in your city or if you have a Facebook join real estate investment groups that are strictly for your city and be active in those groups. Those Facebook groups are huge for finding investors and networking because Flippers are looking for people in those groups so they can find more deals.

If you want to spend some money what you can do is send direct mailers to investors letting them know that you are a wholesaler. you can use the website listsource.com to find buyers and when you get their information you can send them mailers by using click2mail.com.

To find out how to use list source to find buyers you can search on youtube [find buyers on list source] there should be alot of good videos to walk you through it.

I think you should call the city and get familiar with the zoning/ building codes so that you know what you can and cannot do.

Hello Aaron if you are looking for a hard money lender what you can do is search on google. Type in Hard Money Lender [your city] and you should get quite a few results. Look for Hard money lenders and not hard money brokers. brokers will try to make alot more money off of you. What you want to be looking for are companies that have names like Weber Lending or Midtown Mortgage and so on. Here are some tips to determine whether you are dealing with a broker and should move on.

1. They advertise giving loans in all 50 states (broker)
2. email ends with @gmail.com @yahoo.com (Broker) * a real company will have a real email
3.Advertise loans from $10,000-$100,000,000 (Broker)
4. If they request upfront money for items like application fees, credit reports etc. (broker)

When you call the Hard money lenders that you find online make sure you ask them alot of questions so you can see if they are the best fit for you. What I usually ask are these:

1.What is the interest rate?
2. How many points do they charge?
3. what is the LTV they lend at?
4. Do they lend on repairs?
5.How quickly can they close?
6. Does they company charge additional fees?
7. How many deals do I have to do before I can get their best rates?

@Don Spafford I’m looking for a partner first so we can analyze the deal more closely and I plan to hire a property manager. And as of investing in Texas I want it close so that I can check in on the investment every now and then.

Hello Biggerpockets family I am looking for a partner/ partners to go in on a deal with me to invest in multi-famly. I currently reside in Corpus Christi Texas but I am willing to invest in the following cities in Texas: San Antonio, Houston, Austin, Dallas. I am fairly new to investing in real estate I've been investing for a year but I am ready to take on the task in investing in Commercial Multi family. I have the capital for the deal but I am looking for experience investors to help guide me along the way as a great mentor and partner. The terms of the deal will be a joint venture.
