I’m a newbie to wholesaling. I don’t want to be that person to not keep my promise to a seller. What are the most effective ways to build a cash buyer list.

@Joe S. No I am not a wholesaler. I buy and hold small multi family and I flip as well. I find my deals the same way wholesalers do. I've only wholesale 3 deals and that was only because I had a few deals going on already.
