To anyone flipping in Austin Texas how is the market over there? What are the hot zip codes? I am an investor in Corpus Christi and I am really wanting to get into the Austin market and I can really use some advice or pointers from any investors in the Austin area.

@Joe S. No I am not a wholesaler. I buy and hold small multi family and I flip as well. I find my deals the same way wholesalers do. I've only wholesale 3 deals and that was only because I had a few deals going on already.

I would read the book on long distance real estate investing by David Greene. It is a really good book if you are wanting to invest outside your backyard.
Once you find out where you want to invest the first step I would do is find a good agent. Go to zillow and go to agent finder and type in the city you want to invest. Find the agent with the best results. Do not call the feature agents because those are the agents that pay for advertisement. Once you call them and talk to them let them know that your an investor. Ask them if they know any good contractors, lenders, property managers. If you done your search right then those agents will know all of them and they will be happy to give you those contact info because they want continued business with you.

This has happened to me quite a bit and what you have to do is respect their wishes. If you keep sending mail to someone that specifically told you to stop or remove them from your list then you are harassing them and soliciting. Usually how it is for me I send out 200 mailers and will get 1 or 2 people to tell me to leave them alone and that is fine with me because I have 198 people and if 3% of them are interested in selling well thats 6 deals I get.

Usually how that works is if you partner with someone. Typically they fund the deal (these are people who have alot of money but dont have the time to invest/ or the have IRA) and you find the deal and do all the nitty gritty things. Another way is seller financing which essentially mean the seller is the bank and you pay the seller every month because they hold the note until you pay it off.

1. Equity partner
2. Seller Fiancing
3. House hacking

These are the main ways to get into Real estate with little to no money.

I am not familiar with that area but finding a contractor anywhere is pretty much all similar here is how I find them:

1.Thumbtack.com

2. Angieslist.com

3. Craigslist.com

4. Facebook groups * just go to Real estate investment groups and your city

5. Home depot or Lowes at the contactors desk I usually go in the morning because that is when you find the good contractors

6. Local real estate clubs

7. Yellow pages/ Ad sites on news papers

8. Houzz.com

9. Asking your realtors

What I would do first is screen him make sure he has a clean record and also has good credit. Once everything checks out then you can have him on the lease as well. If your tenant and/or boyfriend doesn't want to be on the lease then you have the right to not let him live there because he pass the time where he would be considered an guest under what your lease agreement states. Be sure to let your tenant know that having her boyfriend stay with her over the amount specified for guest in the lease is a breach in the contract.

I wasn't a big fan of reading either but I try to read a book or 2 a month and ever since then I love to read. Also all the books I listed have audio books in Audible.
