I don't show until tenant has moved out.  I do offer a middle of month  move-in date to prospective tenants.

There are a couple of options available.  1. You would can have the owner call the bank and get the payoff or give you permission to talk to the bank.  2.  You can talk to the realtor and see what happen.  The clock is ticking down.  You really to talk to the bank.  They will sometime take a lesser amount than is owed because a good portion is attorney's fees and late payment fees.

My tenants all get a text,  "I got the rent. Thank you.".  If they are late, I also state, "A late is still due."

I would go ahead at the 5% especially since you will getting help to pay the mortgage.

I reading this thread about Cleveland. I was interested in a property in Euclid. What is your take of the city?

I would arrange to take some pictures of the place if that is possible and post them on craigslist or whatever you use in St. Louis to get a new tenant ready and of course run their credit.  I would n0t raise their rent.

I had a couple of tenant  like this.  I change the tenant to month-to-month to get their attention and also go in fix everything.  Take pictures.  State in the rental agreement that if repairs because of negligence on their part or anything beyond normal wear and tear may be charge to them or grounds for eviction or non-renewal of lease.  Some tenants is just not worth the headache.

I own 5 single family.  I will working to add 5 to 7 more this year.
