Does anyone have any experience with the $100 down foreclosure homes on HUD? Looking to use them as investment so I'm sure there is probably a catch if it will not be a primary residence. Any info is appreciated!

I would say I'm only a part time investor with only three properties at the moment, but I'm also a real estate agent which is my largest income. Most investors I deal with start with a pretty nice lump sum of cash and buy a rental or two, or a rehab project, then use the equity in those homes to continue building their portfolio, once you get enough rental homes or can constantly flip homes for profit you should make plenty of capital. I've got a guy now who built up a 91 home portfolio for 30 or so years and now everything is paid off and he's selling them off a few at a time and making a killing. Good luck!

Who on here uses mailing lists and which one would they recommend to reach say a 5-10 mi radius of people? I looked at vistaprint and it seemed a little high $$. Any suggestions?

Being an all cash buyer gives you a slight advantage of someone else. The biggest thing I see with cash buyers compared to people getting a loan is the length of the closing process. FHA loans can take up to 60+ days, and even conventional mortgages usually take 30+. With a cash offer you can close pretty much as soon as you would like depending on inspections and all that good stuff, but usually two weeks or less. If you're dealing with a motivated seller that has been sitting on a property for a while that may be more enticing to them than a few thousand dollars and having to wait 2-6 weeks longer.

You could try door knocking. It seems like you've covered most of the areas I've seen most wholesalers get leads from. I'm not a wholesaler so I'm not much help but I know door knocking is a good way to meet people face to face and it's always good to make connections.

Rent manager is pretty good with great customer service. Quickbooks is decent as well. That's the only two I have experience with.
