Network. Go to local investor meetings or real estate meet ups. Never hurts to make connections. Keep going I've never heard of anyone being successful at real estate when they first started, it takes patience and time. Never hurts to get your real estate license either!

I know our county foreclosure auction requires 10% of purchase price within 24 hours and gives you 30 days to obtain a conventional loan, or something like that. The only two I've bought were paid up front cash so don't hold me to that, but I'm pretty sure there is some way to obtain financing. Just remember when doing a flip if the home sits for months or even a year you will be paying interest. Should probably look at finding a partner or local real estate expert for some advice. I also advise starting a little smaller than a $400k home just to get your feet wet and learn as you go without those big numbers. Good luck though!

A mentor is always great and I recommend finding one. But, I would never pay someone for advice, you can learn anything a mentor can tell you by doing some digging on the internet, and like you said BP. The only thing I would consider you doing is offering to buy someone lunch or a coffee while you meet.

the only thing they are good for in my opinion is to see nearby houses that have sold, and in my area you can see a bigger picture off Zillow than our MLS but that's just me.

Any investors looking to consider partnering on a commercial property with a four bay car wash, 66 unit storage facility with 4 acres for development? In the heart of Traveler's Rest, SC just north of Greenville, SC. Cap rate is at 8% at current asking price, with only the car wash and 66 units, would obviously be more if developed properly. Any inquiries welcomed.

The eviction process can get lengthy especially if they try to fight it. I would try to settle with the tenant and come to an agreement, unless you have a few months to spare. Usually takes 1-3 months to evict, depending on a few different circumstances.
