People familiar with Columbus and this area...do you think its in a bubble? It looks like prices in the area have doubled in the last ten years...

Gary Ebersole in Grand Island came through for me, but don't expect speedy closings, and he is oldschool... email, call office and leave a message, no texst, call you back in 3-5 days. You can also try Mark Aquino in Lancaster, I never did an assignment with him but he was quick and easy to work with and you can talk to him about it.

I would invest there if I lived there. I owned a couple properties in war zones. I sold them because they were too far away from me. There's money to be made self-managing if you are into that kinda thing.

@Norm Chrostowski the biggest problem with this is that he is not local and so finding your own contacts/network and learning local nuances is on you and that can be the biggest challenge. He can give you a lot of theory but little hands on and he does not know the local market here. I would save your money and offer it to a local guy willing to show you the ropes.

Don't buy in Niagara Falls unless you live there and plan on staying.

I only buy used ones for very cheap unless I can get scratch and dents at an auction. Be wary of buying these returned ones at lowes as they are often ones with problems that the employees cannot simulate in store. Then with new tenants I give 6 month warranty on them...after that it's their own responsibility. Unless they are great tenants and know I have a garage full of them and ask very nicely lol. I do it this way to (1) avoid unnecessary appliance moving at move in and move out time and tenants can just move in and out seamlessly and not bust up my walls and tear up my floors as much (2) to avoid becoming an appliance repair man after 6 months, and hauling new ones in and out all the time myself.

@Adam Wigdorski you are in beast mode, not someone who is trying to build slowly! Looks like you're doing great, I am just more on the conservative side and being leveraged that high would keep me up at night.
