Hungry motivated rookie into multi units

I am a 23 year old veteran going to school for human services and working full timeI really love helping people but I also know working in that field you don't get the big bucks. The last 3 months I've just been looking at Zillow in my area in Buffalo/Niagara Falls for 4 units. I was surprised I can afford these deals because I'm from Arizona and was stationed in California and prices out there are crazy. I can use my VA home loan and just house hack. I am a third of the way done reading "the book on rental property investing" for the first time taking notes. I just have to send out my paper work to see what I can get approved. I am trying to be patient so I can have the knowledge but not too patient because right now is the time to buy In buffalo with the city dumping money into. Then I see potential growth in Niagara Falls as well. Coming from a no/low wealth family I'm just trying to do something that can positively impact my future for generations and generations
