Hey guys, I know I've heard some references to payment websites for tenants on some of the BP podcasts but I don't remember them or which podcast it was on. Please give me some recommendations on payment sites that are easy to use for tenants. Thanks

Hi guys, I wanted to see if anyone has feedback or experiences working with Hard Money Lenders that are linked through BP. Specifically, DoHardMoney.com and LendingOne, LLC. Hello everyone, so I am looking into my second rental property. The numbers look good as far as cash flow and Cash on Cash return. My question is concerning the repairs and potential out of pocket expenses in the future. I know there is not right answer but just looking for feedback. The only major issue is the roof. It's old and in terrible shape as well as decking and fascia rotting. However, there are no active leaks at the moment. The other issue is that it may be an asbestos roof. I have already called my roofer and he should be able to tell me more and give me an estimate on the repair. 

Should I continue to analyze and get more figures or should I turn and run if it is indeed asbestos even if the deal has great numbers? I can also post numbers but I wasn't sure how necessary that was. I'm a newbie to posting and answering questions. Any feedback would be great!

Hello everyone!

I am a real estate investor and agent in the Central Louisiana area. My wife and I started our business in July 2015. So far, we have one Single Family rental and we are working on our first flip property that should be on the market in the next couple of weeks. 

The goal is to flip 2-3 properties per year and build a rental property portfolio of 30 units by the time I'm 35 (currently just turned 32). 

I got my real estate license in March and work for Keller Williams Realty. I decided that if I'm going to invest that I might as well get my license. I have found that I really enjoy that aspect of the real estate business as well. 

I have listened to many of the podcast on iTunes and figured it was time to dive into the BP community. Look forward to learning more and more as well as connecting with others!

Thanks Robert. I didn't realize it was something to do with the LLC. I was under the impression that it was due to it not being an owner occupant property regardless of what name its in. Hi Pete, what are you looking for? Buy & hold or Flip? Since I'm new to BP, I'm not sure how we go about exchanging contact info.

Hi everyone, I am a new member. I've listened to many podcast on iTunes and decided to dive into the BP world. I need to know what lenders you guys may know that will finance for 30 years. I am in Louisiana and all of our local banks and lenders will only lend 15-20 years but I am focusing on cash flow and would like to find lenders that will amortize over 30. Thoughts??
