Post: Mobile Home Park Financing

I need to find someone that will finance a mobile home park. It’s older trailers and my local banks are telling me that they can finance them since the trailers are not worth enough collateral to cover the asking price. Who do you know that I should know?

@Cory Lucas I’m a Realtor and investor. I think you may need to find a different buyer agent. I can’t speak for other states but in Louisiana you can definitely ask for a price reduction during the inspection period. I’m not sure why your realtor would care whether or not you’re getting estimates. The only thing I could think of would be that he thinks you’re not going to forward and he thinks he’s “wasting” time by meeting your contractors to let them access the property.

I would highly discourage just contacting listing agents. Many do not have the investor knowledge to be of service to you. I would always have someone “on my side”.

@Craig Parsons Unfortunately, your story is common. I’m a Realtor and investor. The two main reasons that realtors suck at helping investors is because they are intimidated by the lack of knowledge they possess and they feel like the lower price points aren’t “worth it”. Primarily, it’s the first reason. Many agents will hustle for any commission but they are scared to death that they don’t know what’s a good deal or how to answer difficult questions.

I would keep searching until you find a good fit. There are some great investor friendly agents out there. Sounds like others on this thread can echo the same. Good luck and Best Wishes!

Jessica Kegler I am an agent/investor in the Central La area. I have a good agent friend that can help you for sure in that area. I would just say that all of us agents would like to know that you have financing approved before the showings began. It's not fun at all to show several houses to an investor only to find out they don't really have the financials lined up. Shoot me a message if you would like an introduction to the agent that I'm talking about. She's with Keller Williams and is a hustler that will work hard! No matter what, good luck! Baton Rouge is a great place to invest right now with all of the flooding. I'm getting sent homes from a wholesaler but I'm 2 hours away and don't have a team set up down there...

What do you guys do for pest control? Do you pay for it or place that on the tenant if they want it? I am referring to normal bugs, spiders, etc. not termites, which would obviously be my responsibility. Looking for some feedback. Not sure which is more popular route to go. Thanks in advance!

@Corey Owen My situation is very similar. I have had success through a local portfolio lender. I would recommend to keep looking for those and maybe find one that will finance the lower amounts. I have financed 3-4 with them and look to do many more. Local small banks, etc. It's tough on us that are less than 2 years into our new careers. Good luck in the future! Make great things happen!

@Andrew K. 1. I'm biased b/c I live in this area but Louisiana and Mississippi have great cash flow opportunities. The appreciation down here is slower and more gradual over time but like I said the cash flow is great. 

2. In my area, you can profit $100-250/month.

3. You are definitely in the right place. Read forums. Listen to podcasts. Read anything you can get your hands on. Some books are better than others but most all books have something to take from them.
