thanks for the responses. Sounds like I'm over paying a bit. What I'll need to work towards is carpeting the bedrooms under $1sqft and to get lvp installed for 3-3.50. 

Looks like I'll be finding a new contractor for the next project.

I am working on my third BRRR in Jacksonville and have learned a ton along the way. I'm trying my best to learn how to streamline these different processes. I know there is a lot of discussion on this but I'm still having trouble deciding.

When reflooring a 12-1500 sqft 3/2 SFR, what is the flooring of choice for the long term?

I have done wood tile, LVP and carpet.

This last property I used LVP in the main areas, carpet in the bedrooms. Problem is, LVP is costing me $5sqft.

I feel like I'm off on my prices and would like to aim for $3/sqft. If I do tile, the subfloor adds to the cost.

Basically, what are people using as their main area flooring of choice?

What sort of price including install are you getting? I'm in Jacksonville.

I have equity in my primary residence and have been studying up on biggerpockets.

I am working on 2 BRRRRs at the moment.

I know everyone approaches this differently.... but how would YOU achieve financial freedom if you were to start over again with a 250k loan?

After almost a year of studying, trying to get my feet wet on the first deal. We recently just pulled out of one where the inspection came back as a disaster.

Part of me just wants to get started on something but I'm not sure if I should pull the trigger or not.

ARV 105-110k

Asking 65k, originally thought we had it for 61k but apparently the seller never agreed on it and countered with 63k.

Closing costs will be around 2k.

A previous contractor estimated costs to be 28-30k but my agent [who has a good handle on the market] thinks we can do it between 20-25k.

Rent right now is $900 and been increasing.

So. Best case scenario 

ARV 110k

purchase 63k

closing costs 2k

reno cost 20k

Cash out refi as 75% has me at 82.5k. so we'd be in the right neighborhood.

I'm a little concerned if our reno ends up at 25 and ARV is only 105k, we would be left with 11k in the budget.

Is this to close to call? She we turn the page to something else? Or are these just rookie nerves from never doing this before?

I'm here in San diego so unfortunately I cant make the meet ups. Which is a huge bummer but hopefully not completely limiting.

Besides zillow, do you have any other website suggestions?

I am a new investor but I've been studying up for about 6  months now.

I have a clear outline on where I want to BRRRR.

I have a good handle on the 70% "rule" and the 1% "rule"

However, now that I am all systems go, I am having trouble finding my first property to get off the ground. 

I have an agent that I'm confident in and today I reached out to a handful of wholesalers I found on craigslist.

Other than patience, does anyone have any suggestions on how I can funnel in more deals that could fit my criteria?
