Post: Do not use Suncoast Property Management in Jacksonville

I've towed the line on posting this for almost a year. At this point, I just want fellow investors to hear my experience and find another property manager.

I signed a 24 month exclusive contracts with them in 2019 which was a complete rookie move.

Facepalm: the act of literally hitting yourself in the face with your palm out of frustration

1 property is doing ok.

1 property had a suncoast employee rent it and stopped paying after 1 month. They got evicted and caused $4,000 in damages over a 5 week span.

The 3rd property had a tenant stay for 15 months. He also trashed the place and cause $6,000 in damages. I had to sell so I replaced the HVAC and a day later it was stolen by what neighbors described as the previous tenant. Eventually it was sold at a loss.

Anyway. At this point I am 3 months away from ending my 24 month agreement on the house that was robbed. Today, Suncoast made sure to charge me $925 for ending my contract early.

When I spoke to their staff, they laughed with me over the absurdity of this charge and sent me up the chain to have it waived with the supervisor Leanord Gurney.

He said a contract is a contract.  Which is true. And I cant fault him for that. This is the end of my story.

Basically,  if you are thinking of using them as your property manager, interview others and ask them how they would react to my exact situation.

Anyway, onward and upward.

I re-read this every once in awhile, and always find tips/tricks to make my short-term rental become even more profitable. He offers EXCELLENT resources to help systematize operations. Author has a great website/blog as well.

Check it out! It's the best STR book I have read so far! Let me know if you have any questions.

I just ordered this thank you!

I require 30 day minimum but most want 3 months.

That's interesting.  I know a ton of people who are travel healthcare workers. The demand is and will always be there. That's a good idea!

I bought 2 properties in '18 and 2 properties in '19.

I'm having trouble with DTI because the properties I bought in 19 haven't had income for very long during that tax year even though the tenants are going on year 2. My lender suggests I wait until next year for a 400k loan. I'm assuming I would have to wait until I file taxes which will be around next march.

Does anyone have any suggestions or should I just wait until I file my taxes in 2021?

I have spent a few years renovating and renting long term rentals but am going to add the strategy of STR short term rentals. I found several podcasts, webinars and blogs to help with out of state renovations but am having a harder time getting educated on short term rentals.

Does anyone have any suggestions on educations materials for airbnb/short term rentals?

Particularly interested in what to expect for handling costs/maintenance as well as maximizing income.

Thank you in advance. This community has been life changing :)

How'd everyone do for April?

I have 7 sfh arv from 50k to 175k on the west side.

I was able to collect 6/7 this month.

I'm assuming may and June will be rough
