having trouble finding deals ocala

I am a new investor but I've been studying up for about 6  months now.

I have a clear outline on where I want to BRRRR.

I have a good handle on the 70% "rule" and the 1% "rule"

However, now that I am all systems go, I am having trouble finding my first property to get off the ground. 

I have an agent that I'm confident in and today I reached out to a handful of wholesalers I found on craigslist.

Other than patience, does anyone have any suggestions on how I can funnel in more deals that could fit my criteria?

Thanks in advance. I've already learned a ton from this community.

    Ocala is a hot market right now.  Any bargains that hit the market have groups of investors with cash jumping on them.  I have been looking for months and either get outbid or it's under contract when I call.  The other thing happening here lately is a low listing price and then they don't take any offers for 10 days.  After they get all the contracts on the 10th day, they decline them all and ask for highest and best offer.  I offered $15,000 (as is, cash) over asking on a torn up house listed at $36,000 (minimum $25,000 for basic rehab) and was outbid.
