 There are many great markets to invest in! Make sure you check out Clarksville, TN as well - we've got a great balance of cash flow and appreciation and are in a fundamentally strong and growing market.

 Welcome! Start by clarifying your goals and vision. Once you know exactly what you want to achieve, your path will be more clear. How much passive income do you want? By what date?

Narrow it down to a few markets / property metrics and connect with a great real estate team in those markets.

Start with an established team member in your desired out-of-state market. A great broker, property manager, lender, flipper, etc. can open many doors for you and allow you to leverage their networks. You don't have to reinvent the wheel - just align yourself with a great group of folks who are doing what you want to do in that market!

I think many folks getting established simply may not have the cash. If you have the cash available, it is not a bad option, especially with current rates.

Considering buying/renting in Clarksville. Lots of folks make the commute. Clarksville is more affordable and has better rent-to-price ratios.

This may end up being expensive, but consider it your education/tuition. This is a great case study for folks on the fence about hiring a professional property manager.

Run your numbers and don't hesitate to dive in! Real estate is a very forgiving industry in the long run (usually). There is a lot of value in gaining experience and getting your feet wet. Get that first deal... and it will snowball!
