In most counties you can get the tax amount due and current balance on the tax assessors web site, but not the owner's name and mailing address. Most brokers have online accounts with title/escrow companies that provide access to owner information that is not available to the general public, talk to a broker.

I agree with @Chris Adams - we manage rentals in areas where traffic can often make a 10 mile trip take close to 45 minutes. We funnel everything through our web site and show only at open houses.

Are you a REALTOR (not just a licensed agent or broker, but a NAR member). If so, you've probably committed to obey local sign laws that prohibit those typse of signs. If not, you'd at least be guilty of littering.

Recommend using a leasing agent or attorney to help draft the lease. It's not about just the legalese - it's also about using tactics (clauses) that keep good tenants there and happy while maximizing your profits.

I'm in the process of incorporating and have been struggling to find a name also. My plan is to sell the business when I retire in 15 years, so I have to structure it from the beginning as an entity that someone can pick up and run with when I'm gone. The final 3 contestants each have words that denote strength, reliability and professionalism. Others have suggested using words like "honest" and "integrity" - but names like that remind me of the old saying ... "lies often start with 'this really happened, really...'". Everyone says they are honest and have integrity. Your name should be unique.

I agree with not putting phone numbers on the For Rent sign. We put a flyer box on the sign with a phone number on the flyers. This cuts down on drive-by calls and makes sure they at least read the flyer first before calling. We also run a separate web site for advertising rentals and run inquiries through it.

There have been a lot of articles published lately in the national press about Detroit real estate. There's plenty of cheap everything available. The demand side is the big question. Money is still leaving town.
