Thats the REIA I am part of. The attorney that everyone used for landlord tenant has retired.

Hello - the local REIA attorney vendor member has retired, and I am in need of some legal advice with someone that has experience with lease options and wrap mortgages in New Jersey. Since NJ is a different animal I am seeking this expertise.

Does anyone know of a really good attorney in this nice ?

@James Wilcox  hey thanks for responding.  Yes, I'm familiar with the whole guarantor thing.  I am going to the OREIA RE Summit this week.  Are you?  If so, we should connect.  If not, we should connect.  I would love to find out about what are good areas to buy in the Lexington area.

Hello - if this is the wrong forum, I apologize.  I sent my daughter to UK Lexington this past summer.  She is moving into TheLex in Lexington for sophomore year.  The lease is outrageous, relative to what I can do here in NJ.  Was wondering if a local Lexington attorney with familiarity with  and/or experience with this lease.  If not, then the next level would be a standard KY lease.  I'm trying to find out what my rights are.  I have to guarantee the lease.  Most simple question is, is there a 3 day right of recission, and/or attorney review period for this?  Then more questions go into more specifics of the 28 page lease.

As an aside, would be good to connect, as I'm also looking to potentially invest in the area.

Hello all - have a potential renter, foreigner, not a US  citizen.  Says he has a TIN number, not a SSN.  Can I successfully run a background check on a TIN number in place of a SSN?

If there are any appraisers out there, hope you can chime in.  I bought a mixed use property that really, legally was not a mixed use.  Was commercial.  I've since gotten a use variance and I'm turning the property into a duplex.  Would a bank appraiser be looking at this as a residential duplex or a commercial property?  Does it matter?  I'm trying to determine valuation, and good comps are few and far between.  It's also pertinent, because, at least here in NJ, the basement was counted as gross sq ft because it was commercial .  If it was residential, it would not be included in sq ft.  

Does the process of separating the building from 1 mechanical service system (heat, hw, elec, etc.) to two separate metered units add value to this building?  If yes, how much?

Finally, anyone have any input as to the value of the use variance? Seems to me it's a fairly powerful tool.

Hello All - Doing a renovation of a mixed use property that I'm converting to a duplex. I'm looking for a lender that will refi me based on NOI and cap rate. I will have raised the NOI of the building multiple fold when the project is completed.
