Interesting. I have no idea, but I've heard of using tradelines to impact a report. I don't know how they work though.

Anish Tolia is spot on!  Maybe obvious, but I like to see : What is the business plan? Does it make sense, or a stretch? Can they show history that they can execute the business plan?

What Mr Webber said is what rings true to me just as a simple owner, not investing. So many have high fee structure when I used to periodically look.

Killeen can be a minefield to navigate. Boom, bust cycles, etc.  I have an associate that has a few rentals (quads etc.) there but I've never had the time to dig in and research what works best up there, and in what sub-areas.

One note, if in 76541, do be careful and do lots of homework.

Amber's note resonates for me; "keep looking at every property with open eyes for what it could be not for what it is." From what I hear from active participants (and read) for those doing deals in the DFW metro region, it is hard, but not impossible. Off market sources seem more key than listed ones, and for sure some sourcing creativity. Of course, one's network connections are super important is such a market where rational and irrational seem to cross paths.

I've seen multiple here/elsewhere say they do it later on once the deal is being locked in.
