@Dan Bass. Hey Dan, I'm in Topeka and homes on the MLS are moving super fast. I working to find off market properties in the area to find some deals and not have to compete with every other buyer out there.

66214 isn't in Topeka. Is this the zip code you meant? Where can you find the stats on MLS searches. I am not sure I can even get that number out of the Topeka MLS. I'd love to know if there is a tool or resource that shows this data.

I am a REALTOR in Topeka and am also currently looking for a few good investment properties as well. The the MLS just isn't full of opportunities as our housing inventory is super low, with only 186 homes on the market compared to 317 at the same time last year. I have decided to really scour the area and look for as many off market opportunities as possible. I have pulled an absentee-owner list and have started a marketing campaign to find those opportunities. ...to be honest, I just started the campaign yesterday, but do expect some anxious sellers to arise in the coming weeks and months as the campaign continues. I currently know of two options right now that I am running numbers on and if I decide not to act, I'd be happy to share them as well as other I come across in the future!

Thanks for the replies.  At no time was I planning not to disclose I was an agent, just curious if it was verbal or in writing with a signature.  Any offer made in KS requires I note that I am a licensed agent, so it will come up for sure and eventually be in writing.  Sonner is always better for sure!

I am a long time REALTOR and am looking for my first investment property in a long while. When my marketing plan pulls in someone looking to sell for cash, how and when are you disclosing you are a REALTOR?  

I imagine if I market myself as an investor offering cash and no hassle and the opportunity isn't for me, I could then ask them if they'd like to list the property?  

Or are you giving every seller the option to sell to you for cash today or list it for maybe a better payout for them, but possibly more hassle in the future with lenders, repair items, etc.?

How are you REALTORS buying homes for your own financial gain while still maintaining the Code of Ethics?

Hi Luther!  I am in KS looking at doing my first Subject To deal and have a few hopefully quick question.  

Are you simply doing a Quit Claim Deed for the property or a full Offer to Purchase contract?

How and what are you disclosing to the seller and buyer about the Subject To agreement?
