I am in the DFW area and met them in person.  They are legit and nice enough seasoned builders.  With that said, I don't love multi-family housing right now and it is far outside of the metroplex.  When I met them the offering was less favorable. Naturally, at least for me, it raises a yellow flag that they increased it this late into the offering.  It was a pass for me but that is just me.

Yes, everything I am looking at is secured by CRE and not unsecured peer to peer.

I am having some analysis paralysis and so looking for input and suggestions.  I am looking for a secured debt fund with a simple or compounding interest distribution paid out monthly or quarterly.  I also want a 24 month or less term.  Right now, I am leaning toward Integris.  Has anyone else had a positive or negative experience with them?  Are there any others that I should take a look at and why?

I have been doing due diligence on 8-10 different funds and as soon as I narrow down my list I see new ones pop up that look intriguing.  My primary short term goal is cashflow - so Ideally something that pays 12-15% monthly or quarterly for a max 2 year commitment.  Here are just a few that I have researched.  I would love your feedback on any of these and any others you recommend that I am missing here:

- Wellings Capital - 5-8% with upside but longer commitment 

- PPR Capital - 10% fixed interest for 12 months paid quarterly, 12% for 36 months  

- Integris - 12% fixed paid quarterly 

- JKAM Investments - I saw an advertisement that they are paying 15% fixed rate quarterly but their offerings page is broken. https://jkaminvestments.com/

Are there any Hard Money Lenders you can recommend that would explore or currently offer net (P/L) branch relationships?  I want to explore this avenue as well since it could help me get up and running quicker.  Thanks in advance for any input or advice here.

Thanks for the response Chris.  I have several meetings with community bankers in the next couple of weeks but I think it's a long shot.  I am also exploring securities based LOCs but I would need additional funding sources. 

We don’t have warehouse lines but you can get an affiliate with firms like Kiavi and other larger private lenders and take a point off the top. It has to fit their underwriting

We have not looked into warehouse lines for private lending but if you find one love to hear more

Good Morning! I am exploring starting my own private money-lending company. Can anyone recommend any good warehouse/credit line options out there (assuming they exist in this space)? As far as technology, are there any all-in-one origination technologies that you can recommend? LOS/Robust Digital POS/CRM/Docs/Compliance/Vendor Integrations/etc. I would appreciate any input here...many thanks!
