Passive Income Recommendations

I have been doing due diligence on 8-10 different funds and as soon as I narrow down my list I see new ones pop up that look intriguing.  My primary short term goal is cashflow - so Ideally something that pays 12-15% monthly or quarterly for a max 2 year commitment.  Here are just a few that I have researched.  I would love your feedback on any of these and any others you recommend that I am missing here:

- Wellings Capital - 5-8% with upside but longer commitment 

- PPR Capital - 10% fixed interest for 12 months paid quarterly, 12% for 36 months  

- Integris - 12% fixed paid quarterly 

- JKAM Investments - I saw an advertisement that they are paying 15% fixed rate quarterly but their offerings page is broken. https://jkaminvestments.com/
