I agree with much of what is said by the posts earlier. 

I've also seen a lot of flips in the Kensington area with large margins but like Igor said, it  is very important to be cautious. A drive around the area of a property that you're interested in is the easiest way to get a quick picture.

@Victor Barboza, if you do not have a lot of money to market, I would also suggest driving for dollars to build up your list. Driving for dollars is a great strategy because it'll help you learn your market and also build a unique list.

But I totally agree. Just starting is the best step. You will find your way!

Great stuff to hear! Good luck Natalie! I'm also a beginner as well and I've actually gotten an internship with a fairly successful investor in my area. I'm young so I have the luxury to do that, but maybe you can see who you can learn from as well!

This is an interesting post. Thanks @Brent Coombs!

I am a beginner and I was also strongly considering between either a BRRR or Flip after I build up enough reserves to do so. I do see how the partnership is essential to you because of your work situation and the family.

How I interpreted this was that from the investors I talked to, pretty much all investors know what a flip is, but a substantial amount still don't know about the specifically BiggerPockets-coined BRRR technique. However most investors would definitely get it with a little explaining. I think the communication issue there is what makes a partnership more difficult, but I may be wrong.

Do you anything about the suburbs/counties surrounding Philly? Would you say it's a similar story?
