To my surprise, after reading your post in its entirety, it is apparent that you have some knowledge in REI, but you mentioned something that stuck to me: "I don't have enough capital to risk on a flip that might not work out". Not sure if this statement stems from your experience managing all these flips OR just a general statement. You sound like you are all too familiar with the risks associated with flipping houses!

That said, I am glad you decided to go wholesaling as you said "you've got nothing to lose", but make sure to take stock of time & revenue as you start this journey. How long are you willing to give yourself before you say ok this is not working or not monetizing. 

Interesting data point I read was people who keep their day job while working their side hustle have a 33% of turning their side hustle into their full-time job

Now, I can appreciate that you have made your decision and honestly I think with a bit of discipline and grit, you should be able to get something going and this thread here may help too. 

I am rooting for you, John, and keep your eye on the prize, find a successful wholesaler in your area OR try to research and connect with @Jerryll Noorden, he's a genius.

Correct, I am worried that a flip may end up backwards despite my Project Management experience. I don't want to tie all of my funds in there, since I don't have enough funds saved up for more than one flip. 

I am willing to give myself a year before I get another job. I will not give up, and will continually pursue my dream, but will turn it effectively back into a side hustle after a year without results. I have about a year's worth of funds saved up which includes a budget for marketing.

Before you quit, I'd urge you to do as others have said and do your first flip for yourself as a househack. Find someplace you know you can rehab, use your W2 job to qualify for a rehab loan with a small down payment, renovate it and get roommates in there to cover your expenses and give you more runway, then either refinance out or get a HELOC *before* you quit your job. Once you are at a place where you are living for free and have access to some capital and the ability to float for 12 months without income, then you can quit.

Thank you for the kind advice! Unfortunately I will not be taking the advice, and instead will commit to working full-time. I believe I can make it happen.

However, I will make sure to consider your advice going forward. I appreciate you taking the time to write out! 

I thought about this deeply and this was my initial plan. However I reasoned that completing a deal while employed would be several orders of magnitude more difficult to achieve in my current situation where working 12 - 16 hours a day for this company has become an unchanging norm (to avoid being fired for under-performing).

However, I do have enough to float for about a year without any income. Yes, this money was intended as a down payment for a house-hack or first flip. I just felt that committing less than 12 hours a week (I don't work Sundays for personal reasons) to this first deal would not be enough for me to reach success, especially with the growing pains that tend to come with a first deal. I also felt that this might detract performance from my highly demanding job, which would eventually lead to me being fired. Also, I don't want to find another job simply because I don't want to find another job to work for someone else.

Hopefully, you know not to burn bridges with your former employers because you never know if you will need them again or have to do business with them.

Yes I'm trying to keep a good relationship with my current employer by providing the most value I possibly can before leaving!

You should get some lines of credit while you still have good job history. I made this mistake by quiting my job without thinking about the ramifications. I had a house with 90k in equity that I could have easily set a heloc on but I tried a month or two after quiting and no one would help because I didn't have a job to pay back the potential loan. Also you should be doing a live in flip first renting out your rooms that's where that 90k in equity came from a house I lived in for free for over 4 years. Use the FHA loan while you can then quit your job
