Quick update for anyone who is interested or happens to come across this post.

The last update was that, 10 months ago, I actually received a raise that was too good turn down.

I decided to stick around at the job, pivot and buy a Rental property using an FHA loan instead. I feel bad for building up anticipation to quit with this post only to sell out for an hourly wage. However, I have always dreamed of owning property. I thought this was the perfect opportunity to do so. I apologize for leaving this post so abruptly for anyone who wanted to see how this journey would turn out.

I was able to save up enough and recently (on July 22nd) closed on my first triplex. With interest rates at 2.75%! 

I put in my notice yesterday to quit (for real this time!) in 2 months. 

Yes, I do have money saved already even after closing on my first property! Not to mention I will be house-hacking (once the bottom unit vacates) so I won't be paying any of my Mortgage out of pocket. If worst comes to worst, I can figure out how to pay my mortgage even if my tenants stop paying completely, which doesn't seem to be a likely scenario.

The combination of closing on this property as well as working at my already time-consuming job made it very difficult to focus on much else. 

Many thanks for the advice to any contributors so far. I might continue to update this post, or will create a new one.

Update 11/4/19.

I am updating with the posts because I can parse out my thoughts a bit better with this format.

I just received a fairly significant offer which would entail a raise that I don't know I can turn down.

Unfortunately I have decided to take the offer. I feel like the donkey in Rich Dad Poor Dad! However thinking about all your advice, I figured this would help me with obtaining a traditionally financed loan and obtaining a more stable income to put into marketing.

I hope I didn't betray your trust or investments to my journey. I am still taking action for my own pursuits, and will keep this post updated.

My actions taken so far consisted of the following: 

  1. Set up website and social media. Currently focusing on value-add posts to create a foundation and initial impressions. I am still wrapping up my course on Udemy.com
  2. Continued direct mail marketing
  3. Tried out Craigslist without much luck. Will continue putting time in to calling.
