Landlords, I am at a place where I am managing 38 properties. Most of them are single family, couple are duplexes, and couple are student housing (near a college so I rent by the room for higher profit margin). It's becoming overwhelming managing them and I am at a fork in the road: Either use what I built on and find a full-time property manager and create my property management company for my personal properties to grow on OR hand it to professionals in a local property management. One part of me wants the first option because it means more control, better profit, and ability to grow bigger to justify a full-time team. But another side of me feels that I am hindered with investing until my management is in place which makes it more appealing to "hand it to the professionals". Anyone have gone through this? What's your thoughts?

Thank you everyone! This is very helpful. Sounds to me that Appfolio is the most reliable or Buildium for smaller inventory. Then propertyware goes in second.

@Kim Meredith Hampton Thank you for your feedback. Does the landlord or the tenant cover the fee for online payment via checking account? Do you know how much that fee is?

Thank you @Al Phillips This is very helpful! Sounds like Appfolio is the way to go. Did you ever try Buildium? I am trying to find out how much the charges are when it comes to tenants paying online. I will approach appfolio soon to learn more! thanks again!

Hey guys, Through my research, I see that Appfolio, Propertyware, and Buildium are the 3 biggest landlord property management softwares. From what I gathered, Buildium is cheaper but can't handle as many properties (not sure why?)....My most important things are:

- Easy to use, understand, and stay organized on (nothing too complicated where it becomes a burden rather than an asset).

- One that provides great reports of profit/loss and any invoices coming in and out

- One that can handle 70 properties but can grow with you. 60 of the properties are residential homes but about 10 are multi-family (need to be setup little differently because of shared utilities/space) and couple of commerical ones.

Would love to hear your thoughts especially from those who can relate or have used any of these.

Hey fellow landlords!

What's your favorite software for managing properties? Have you tried different ones and have opinions? or may be you only used one but you're happy with it? I have 35 rentals (mostly single family and couple of duplexes) and Google Spreadsheets are not enough anymore and I need help! I want something that is simple (easy to learn and clean....doesn't require so much juggling or complicated) that can help me receive payments, send emails out, handle maintenance requests, break down income, expenses, etc...for each unit, etc. etc.
