Carrie, I am curious, was that the triplex listed for $239,000? I think it says that it makes about $1K per unit? I almost looked at it. I have been doing single family for years in KC and I want to take the jump into multi-family but hesitant because of those reasons mentioned.

My advise is to go after smaller local banks. In my experience, they are the ones I found to be more flexible and more willing to work with you. I would call other investors or a commercial real estate agents and get phone numbers to local banks that do commercial and start calling them and see what they can offer and who can deliver.

I own several single-family homes in Kansas City and they are all successfully rented out for a great return (about 14% average). I have been told by many successful investors that the next step I should look into is buying multi-family units. I am in a place where I am able to do that and I have been touring different properties (multi-families between 10-50 units) but I cannot wrap my mind around the return which seems to average around 7%. I understand that management is a lot easier for 20 units under one roof vs. 20 single homes but when the return is literally half, why should I consider multi-family? Would love to hear from anyone with experience on the two types of investments and if I am missing something.

I am having a partnership with an investor where he will provide the finances to buy and hold and I will find the properties and oversee rehab and renting while paying off my portion. Does anyone have partnership agreements similar to what I am looking for that they are willing to share as a template?

I am a Real Estate Investor that specializes in rehabbing properties and then selling or holding (renting). I am also a Real Estate broker with over 200 transactions.

I have a cash investor that would like to partner with me on rental purchases. I already have several purchases on my own but this would be a deal where the investor will bring the money (silent investor) and I will find the property, oversee repairs, management and in return, I will have part ownership.

Is there a place where I can find Partnership agreement or structure docs that I can learn from? 

I am talking to a seller that owns a very large warehouse (42,000 sq ft) in a desired area in downtown Kansas City. We may be working out an owner finance deal.

The question is, what are some creative options that I should consider for the use of the building without having to spend too much money in renovations.
For example, turning it into lofts can be very profitable but will cost way too much.
Some ideas I can think of is crossfit space, maybe an event venue (weddings, etc), what else is hot in the market for warehouses????
