@Joe Splitrock I’m a big fan of Jerryll. I wasn’t pointing out anything negative about him. Read the post. He’s the hero there. That’s my fault tho. I should have explained. I didn’t take a position in my above post. If Jerryll remembers me I’m pretty sure he knows I think highly of him.

As far as my anger it’s always been there hasn’t gone away...it is one of my many shortcomings.

My older brother is way more violent then I and that killed him I don’t get into bar fights.

I don’t have that type of personality. I did when I was younger. I’m pretty mellow in person.

I don’t think anyone I know thinks of me as violent or even aggressive.

Every altercation I’ve had for years is on my own property keeping order. I relish catching guys stealing bc a lot of times I don’t catch them.

to deal with my anger

I looked up the highest crime area in my state. Newburgh NY in this case.

After looking at properties for a few weeks

I had a bought a few. 15 Lutheran Newburgh. I noticed a building right down the block. A hell hole. It was like the wire.

I read something here on BP about “goto the local police and fire dept and ask what kind of area is it”......I went to the police station I gave them the hell hole address.

222 broadway Newburgh NY.

Cop said what about it.

I said I want to buy it. How bad is that building.

Cop started to laugh.

Said “did you lose a bet”

He said that’s the worst building in the city we goto it several times a day. A murder, Stabbings, a shooting in the building (once not the murder that was a stabbing )many many overdoses 4-5 fights a day.

Plus he said the block outside is out of control.

So I bought it. Applied my rules.....no druggies,dealers, prostiites, parties etc. and when someone got out of line....

In my mind......this is my property.

They’re not paying attention to my rules. My investment dollars are at risk. I warn them usually.

Bang.

That’s the kind of stuff that makes me so angry I throw myself down the stairs to injure the other guy so I can disable him.

I see that cop around now. He’s getting ready to retire.

My building is know longer the worst in the city.

Bragging? Yes check that box.

@Tanner Marsey I know veterans of RE for 40+ years that get taken. If your smarter than them good for you.

Don’t get me wrong I’m not saying turn BP into Disney hard times have made me what I am. I have been scammed. Been a while so maybe one is on the way.

As far as the internet.....that’s your measure of folks? Well that’s good if it works. I’m a hands on guy. I’ll check the internet but I rely for the most part on my senses.

@Steve Vaughan yes BP is awesome.  My bad that I didn’t mention it earlier. BP has helped me tremendously.  That’s one reason why I got a pro membership. The other thing I do is direct a lot of ppl I meet in the real Real estate world to BP. Told you that so you know I’m not a hater.  

On @Jerryll Noorden I’m a big fan of his. We’ve talked on a few threads and if you look I probably upvoted his responses. 

 I  think of you misread that thread Jerryll trounced Nick in that debate. Just my opinion.  

 I still like what nick did......no I love what nick did.  He was wrong but who cares   He tried to help out newbies....wasn’t me BTW I came to that convo after all that exchange I think......

  He thought he saw a guy that was full of $&@$ and he called him out.  What’s wrong with that? Nothing in my opinion.  They probably won’t be grabbing any drinks after work one day but life isn’t all sunshine and rainbows.

@Michael P. In the interest of personal honesty....yes I do brag about instilling fear in that area to maintain security. Everyone has faults. Liking that I can walk ont the worst block in a high crime area and create a safe zone is my thing.

@Michael P. Well I was more talking about how to tell when I’m angry.

When fighting.... I don’t fight.

When I was a kid I got into fights.

I don’t Look to fight with people. Not that I don’t get into “scuffles” half dozen times in one property I’ve had numerous physical interactions.

I look to disable and instill terror. When I say terror I want them to fear when I’m. Of there. It’s how I protect my property. When I’m done with the physical part I call the cops and have them arrested.

The above strategy I have employed many times. It’s how I buy in the ghetto an clean up crack dens. Anger isn’t to me an emotion. I don’t tangle with folks at the supermarket or in my regular life. I’m not a tough guy.

“Fighting” isn’t what I do. I Create a safe zone around may area with promise of physical violence is my thing.

That’s why you’ll see hipster tenants on a block that’s know for shootings etc.

It’s a RE thing that I use in the roughest area of my state. The place I do biz in used to be the murder capital of my state. I went there because I grew up in that type of area and I know how to deal with those types of situations. Drug dealers prostitution violence.

It’s a specialized tool I use to make money.

You can laugh at it. I don’t mind.

@Tyrone Hood some folks would say that’s a good place to start. I do know that I’ve heard of ppl here that step.

For me if I was starting out I would do the exact same thing I did do. I would just do it a few more times. Buy a duplex/triplex/quad with conventional financing....check out NACA.

Then stay a year or two save up and start looking for the next one. And def keep them unless you need the cash for a smoking deal.

I did one triplex then two single family live in flips and 9 years. Looking back the only thing I would do different is I would move a little faster. Maybe every 2 years instead of three.

@Angelo Mart is NJ higher then NY?

That’s nuts. I had a property that has tenants bought for 75k taxes taxes were almost 6%.... sold it bc taxes were killing me but as soon as I did they lowered basis and I learned my lesson.

Buy low, get down to that assessors office with the contract and grieve, grieve grieve.
