Just so you know....I wasn’t saying BP should have their system   I was saying bigger sites using use ratings.

 Sure MFF smaller.  Plain and simple it’s an Awesome site.  Insane value there.

Anyone have much experience with the new code?

I’m a laymen but from what I understand.....Basically any gut Reno over two stories needs a sprinkler in the whole building. T or F

New York is a tough place to do biz with these new codes. Def true.

I’m figuring out my way around the new codes.

Got a few tips to exchange.

@Dave Meyer it’s good you guys are asking.

Shows me I should be more interested in debt, taxes and budgets.

Instead I focus on massive gains. But it’s not about what you make....it’s about what you keep I hear.

Anyway

I invest my retirement stuff in index funds. They’re not going to get me Rich. But i take huge risks all the time in RE. Insane risks.

So I put my backup funds in what I see as stable.

I’m also in the NYS pension system and have IRAs. All that helps me feel free to take big risks.

Hey heads up here.  I’m 46.  Finished the 8th grade.  When I was 32 I bought my first house.  I was homeless at that point for 5-6 months.  I had a job and I basically worked in a garage.  They let me sleep in the basement.  When I move to my house I rented out all three apts and slept in the cellar with the boiler.  Broke even for years.  Deal sucked on paper   Ppl laughed at me for buying something that didn’t cash flow.   After 11 years I sold it for million dollar profit   

I’m selling a house Tuesday and clearing 400k. 

I still work full time. I average 750 a week with no OT.  

That’s ten years work for me that payday 

  Didn’t come hard   It wasn’t easy but working for a living is harder then killing it in real estate.  

In RE focus on gaining knowledge and building a network of good contacts.  

Bring value to everyone you deal with.  Find out what they need and get them that. 

12-14k can buy you a 250k property if your owner occupying.  dig deep and get that done. 

When you go to sleep and wake up picture your self at that closing table with the keys to your own house.  Big smile on your face.  

See yourself giving keys to tenant.  See you picking up rent.  See you sneaking out the toilet.  Nothing your see in your mind can’t be had.

Nah I’m nuts but I’m also pretty anonymous In my neighborhood.  

There is some stuff that I don’t share here.  Nothing crazy.  What I posted above is the crazy part. Little things.  

Here’s one.  Ok so you have a neighbor.  And he doesn’t give a crap about his property. It’s vacant.  

He Tells the druggies they can sit on his steps.  Doesn’t mind that they use his back yard to shoot up.  Hookers can sleep in his basemt.  Doesn’t care.  Building Dept, fire Dept, cops.....mayors office no one cares.  

You can’t do anything right?

Know what? Most of those buildings that age in NY have lead paint.  So first I ask him to sell.  No? Next I call up epa tip line or county health Dept and report he’s got lead paint chipping.  Take that to the building Dept.  Make sure that gets into the court system. Unlimited liability in NYS with lead.  

Still don’t want to sell? everyone has a pressure point.  Juts try something else.  

Vacants are the enemy in my area.  When I get rid of a vacant property value goes up.

It might be a little buggy just check the formulas. My new one has all current deals....sorry but I can’t show you that.  Lol.  One of them has 300k in instant equity.
