George if you end up going with that painting crew can you revisit this topic and let me know how it works out. I'm going to begin flipping in the new year and trying to get some reliable contractors on board.

I'm going to approach a friend to see if he is interested in lending/ investing monies into my real estate flipping venture. Not exactly sure what options to offer him or how to write up a possible contract.  I know it really depends If he decides to lend or invest, but would like to have few fair/creative ideas to make this deal work. Any suggestions would be much appreciated!

I'm in a similar situation, have a friend with plenty of money, he knows Im pretty well versed in real estate( I currently own 3 properties). I want to approach him on becoming an investor or lender which ever he chooses, but I'm not sure how to structure the conversation or deal?

I have only sold one home in my young real estate career and it was a property I owned for 5 years. I'm now interested in flipping homes in a much shorter time frame. Is there a "season law" that requires me to hold onto the property for a set time frame?
