HEY Bp, so it looks like my private money is not going to come through for me :(

My other option for capital is a vacation home I own out right in PA. Can I get a Heloc? If not what are my other options?

Anything with wheels goes down in value, find a home with a permanent foundation in a promising neighborhood.

I have Used pinnaclecabinets.com in two of my properties. They are ready to assemble cabinets and went together very nicely, plywood construction with hardwood fronts.  If you do use RTA cabinets take the extra step and glue all joints.

There are definite pros and cons to buying a house that's a 100 years old. 

The only pro I can think of is that "they don't make them like they used to" meaning homes built in the early 1900's had true craftsmanship, strong foundations and good bones!

Cons would consist of such things as, asbestos wrapped pipes and heating system, lack of insulation, cast iron plumbing, possible knob and hook electric. If house was never updated obviously the house would need a complete overhaul.

congrats @Glenn McCrorey, I'm on the same track of getting out of the "rate race". Set my goal at 40, which gives me another 4 years at my full time job.

Those are some pretty decent margins for that area. Do you rehab or wholesale? I'm just starting off north of you in Stroudsburg Pa and searching for those same returns.

I have been researching the East Stroudsburg area of Pa and cannot find any upcoming open houses. Do agents do open houses in this area or is just the down season in this market?

Thanks @Jeremy Tillotson, I definitely agree. He may also ask me what my proposal is so want to be ready for that. Sales is not really my strong point but if I want to make it in this business I understand it's something I will have to work at.
