Nobody has mentioned this, I don’t believe...if you have a bank branch where the house is, can’t you have her drop it there and deposit it into your account using your name and address?

@Christian Walker helping your dad with advice doesn’t take money out of your pocket. Why wouldn’t you do it?

Also, if he can’t afford to live in 2 years, he’s likely to ask you for money or a place to stay. I’d give him the advice, man. It’s a lot less invasive.

@Kyle Robertson you don’t have a “steady safe paycheck.” Your W2 job is simply your customer. You have ONE customer right now who can get some other person to do your job and your income drops to zero.

Your REI business has at least 50 customers. If one quits you, you still have 49 others paying.

Your stability is your REI job and the real risk is your W2 (this coming from a VP of HR :)).

@Adam Binder depending on how many properties you have and whether you use a realtor to manage your property you may be exempt from the fair housing act requirements around ESAs. Suggest consulting an expert though.

@Lauren C. Start slow, start deliberate. Define your strategy first and stick to it.

You’ll also have a LOT of people trying to get their share of your new-found wealth by helping you in their own defined business niche. If they aren’t militantly aligned with your aforementioned strategy, don’t engage. You are now CEO of You, Inc. and you need to act as such. Learn, listen, don’t abdicate your role to somebody who has a shiny new thing, and start slow.

Oh, and start slow.
